Analysis Of The Effectiveness Of Building Maintenance Management With Case Study Of Mall Meulaboh
Introduction
The implementation of regional autonomy in Indonesia has led to a significant shift in the financial management of local governments. As a result, local governments are now required to improve their financial capabilities to finance development in their territory. In West Aceh Regency, the Mall Meulaboh is an important asset that should contribute to the Regional Original Revenue (PAD). However, the mall has not been well managed, and the building does not receive adequate maintenance, resulting in suboptimal income from the building rental sector.
Background of the Study
The Mall Meulaboh is a significant asset for West Aceh Regency, and its maintenance is crucial for generating income from the building rental sector. However, the management of the mall has not been effective, and the building has not received adequate maintenance. This study aims to identify the factors that cause the low quality of the maintenance system of the Meulaboh Mall Building. In addition, this study will also look for effective factors in supporting the implementation of better maintenance systems, as well as formulating standard operating procedures (SOPs) that can strengthen the implementation of the treatment system.
Methodology
The data in this study were collected through questionnaires, documentation, and interviews with 40 respondents. The method used is a descriptive method with a quantitative approach. The study analyzed four variables: Budget Cost, Human Resources, Availability of Materials, and Maintenance Scheduling. The results of the study will provide insights into the factors that affect the quality of building maintenance and identify effective factors in supporting the implementation of better maintenance systems.
Results
The results of the study showed that the management of the Meulaboh Mall building did not go as expected. The four variables studied (Budget Cost, Human Resources, Availability of Materials, and Maintenance Scheduling) have no significant influence on the quality of building maintenance. This reflects the existence of challenges in maintenance management that needs to be overcome.
Discussion
The results of the study indicate that the management of the Meulaboh Mall building requires significant improvement. The lack of significant influence of the four variables studied suggests that there are other factors that affect the quality of building maintenance. Employee culture in the Meulaboh Mall environment, which so far may be ignored, can be an important factor in increasing motivation and discipline in conducting building maintenance. In addition, tighter supervision in management can also help ensure that building maintenance is carried out in accordance with established procedures.
Recommendations
Based on the results of the study, it is recommended for further research to consider the variables of work culture and supervision. Employee culture in the Meulaboh Mall environment, which so far may be ignored, can be an important factor in increasing motivation and discipline in conducting building maintenance. In addition, tighter supervision in management can also help ensure that building maintenance is carried out in accordance with established procedures.
