Introduction

This study aims to analyze the maintenance of the administrative central bureau building in the University of North Sumatra, with a focus on understanding the relationship between maintenance activities and user assessment.

Background

The University of North Sumatra is one of the largest universities in Indonesia, with a diverse range of academic programs and research activities. The administrative central bureau building is a critical component of the university's infrastructure, serving as the main hub for administrative activities. However, like many buildings, it requires regular maintenance to ensure that it remains safe, functional, and comfortable for users. The Minister of Public Works Regulation Number 24/PRT/M/2008 concerning Building Maintenance and Maintenance Guidelines provides a framework for building maintenance, emphasizing the importance of regular inspections, repairs, and replacements of building components.

Methodology

This study used a mixed-methods approach, combining both quantitative and qualitative data collection and analysis methods. A questionnaire was distributed to the maintenance department, with a total of 18 respondents, to gather data on the maintenance activities and procedures in place. In addition, building users were divided into two groups: direct users (40 people) and indirect users (40 people). The direct users were those who used the building on a regular basis, such as staff and students, while the indirect users were those who used the building occasionally, such as visitors and contractors. Data analysis was carried out using the mean and correlation method to determine the relationship between maintenance activities and user assessment.

Results

The results of the analysis showed that the maintenance department of the North Sumatra University Administration Bureau Building received a mean value of 4.1304, which was classified as very good. The assessment of the direct users was at 3.9125 (good), while the assessment of the indirect users was at 3.8625 (good). The correlation coefficient between direct user assessment and the maintenance department was 0.555 with a significant value of 0.040. The correlation coefficient between indirect user assessment and the maintenance section recorded at 0.486 with a significant value of 0.078, while the correlation coefficient between direct users and indirect users was 0.594 with a significant value of 0.025.

Discussion

The figures obtained from this study show that the maintenance of the administrative central bureau building in the University of North Sumatra has been carried out well, although there is still room for improvement. A very good mean value for the maintenance section indicates that the procedures and practices applied are in accordance with the standards stipulated in the regulations. However, the assessment of both direct and indirect users shows that there are several aspects that may need to be improved.

The correlation coefficient obtained from this study also shows a positive relationship between user assessment and maintenance activities. The coefficient of 0.555 and 0.486 showed that the better the maintenance carried out, the higher the assessment given by the user. This is important to understand, because quality maintenance not only affects the physical condition of the building, but also affects the comfort and satisfaction of users.

Conclusion

Overall, this research provides a clear picture of the importance of building maintenance in the context of higher education and provides advice for improvement in the future. Through concrete steps taken based on the results of this study, it is hoped that the condition of the building of the North Sumatra University Administration Bureau building can be maintained properly. The implementation of more structured maintenance programs, including routine evaluation and collection of input from users, will be very useful in improving the quality of building maintenance.
